Construction Management Contract
This management model is ideal for a number of our clients who wish to have a contractual link with the professionals in charge of the design and preparation of plans. As with the turnkey projects, a cost-plus contract is often used. This type of contract offers transparency in the call for tenders process while outsourcing to sub-contractors; these tenders are then proposed to the client according to the offers received. The cost of the work is increased by a percentage agreed upon by the parties.

Construction work can also begin as soon as the preliminary budget has been established and approved, even if the plans have not been entirely completed.

This type of contract, used in the majority of Dina Mar Construction projects, allows the client to benefit from the expertise and advice of our company right from the project’s earliest phases. Dina Mar Construction participates in the design process with professionals it oversees in order to optimize the project’s needs and budget. The advantages of this approach are numerous, as it allows for:

• a better choice of materials and design options to coincide with the budget
• substantial savings
• improved control of the timetable (considerable time savings)
• fewer worries for the client, as Dina Mar Construction executes all of the tasks
• associated with the project’s realization.

Fixed Price
This traditional model is ideal for clients whose needs and project are well defined. In this case, the client awards the mandate or mandates for the design and preparation of plans to an architectural, structural, mechanical, electric and civil engineering firms.

Once the bid package has been finalized, Dina Mar Construction prepares a highly competitive bid that responds to the requirements issued by the professionals. The work is then conducted according to the plans and specifications, under the technical supervision of the same professionals.

This type of contract primarily applies to cases where time is not a determining factor, as the work cannot begin until all of the design and competitive bidding steps have been completed.
